April 2025 Neighborhood Update

  • Congrats to our March Madness bracket winners.  Lily M edged out Troy by 2pts making her the winner with a total of 138. Troy is 2nd place and Teresa P is in 3rd. Coming in 20th is Sue Bowe. Congrats to all the winners!
  • The DOT paved Burton Farm Road.  We have requested many times for the entrance to be flared and were told that it could not be addressed in conjunction with this paving project.  They paved all of the state maintained portion of Burton Farm Road, which stops just shy of the entrance.  The entrance itself is part of highway 306 and would be a separate project, likely not to be considered until there are other projects on 306.
  • New beach and pool furniture.
  • Notice to neighbors: please do not go on active jobsites and speak with the subcontractors or stop them while they’re working.  The builders and/or homeowner are paying the contractors for their time.  You may contact the contractors directly through their respective offices.
  • The application for pool inspection has been submitted to the county.  They have said there will be a wait, but we don’t know how long.  We hope to have the pool open early May but it will depend on the inspector’s schedule.
  • Pintail Lake is stocked with fish and a lot of you have been having a great time reeling them in🎣 Catch and release only please.
  • Amenity seasonal pressure washing.
  • A new water line was trenched and installed at the boat docks on Mill Creek.  It will be graded out soon.
  • Bare with us on the storage area.  The site has been rolled it out to compact the dirt, of course most of the compaction comes over time, hence the wait.  The spaces will be labeled and available soon, we are finalizing the plan at the next AC meeting on May 9th.   When the lot is open we ask that the boats in driveways are moved to the new area.  Owners that are using the current storage area will have until the end of June to move to the new space.  Details will be posted on the NextDoor and FB private owner sites.
  • Certificates of Occupancy issued for the homes on lots 101, 218, 328 and 330.
  • The Chelsea home sold and closed.
  • Lot 49 sold and closed.
  • Lot 85 sold and closed.
  • The Springhill home on lot 254 goes under contract.
  • Homesite 131 sold and closed.
  • Lot 50 sold and closed.
  • Homesite 130 sold and closed.
  • Homes currently under construction homesites: 355691, 134138, 147, 162211, 220224, 254, 258, 298, 311, 397

  • The next Advisory Committee meeting will be held on May 9th.  If you have any questions, please submit a Report Form to the AC.
  • REPORT FORM: all ideas, maintenance requests and issues are to be submitted to the Advisory Committee using the AP Report Form, link found HERE.
  • PARKING RULE:  trailers, campers and watercraft cannot be parked in a driveway or on a homesite for more than 14 days, within a 60-day period.  Park in AP’s storage area or one of the many storage facilities in the county.
  • We love that so many people are using the clubhouse and the sports courts but please pick up any trash or items you used when you leave, parents make sure your kids are picking up too.
  • Our Wi-Fi provider is Brightspeed.  We have been advised to use the website (not the 800 number) which is Brightspeed.com.  Everyone can upgrade to the gigabit service with the new equipment.
  • Email peyton@arlingtonplace.com if you need an invite to join our private neighborhood message board on NextDoor.com.  Edit your notification settings if you’re getting too many emails.
  • IT TAKES A VILLAGE: AP is HUGE and we can’t be everywhere at once.  We often get messages about minor issues and would love if neighbors could help out with the little stuff.  So many of you are already doing this and we appreciate it more than you know, but we’d love everyone to pitch in.  Of course, there are many things that we’d never ask/expect you to take care of and for those things, an email can be sent to an Advisory Committee member.  Thanks in advance!!!
  • EVENTS: only owner events will be allowed at the pool/clubhouse.  An owner can no longer sponsor an event for someone else, it must be their personal event.  Event schedule will be posted on the events CALENDAR.  Event form can be found in the document library in the owner section.
  • AMENITIES USE: all guests, friends, family of owners MUST BE accompanied by an owner to use AP amenities.
